Application to divert public footpath no. 22 Community of Llabfoist Fawr.

The NPA has received an application from Joshua and Rhiannon Meats of Yew Tree Farm, Trap, Llanellen, Abergavenny NP7 9LB to divert a section of the above right of way at Yew Tree Farm.

Documents are available from Phil O’Shea. They show details of the proposal and also indicate any adjacent or connecting rights of way and/or adopted roads. The effect of the proposal and the justification for it are detailed in the documents and NPA request observations before the 9 January, 2026, before they can progress this application.

Applicants’ Statement

We were unaware when we bought the house in 2023, but it appears that the previous owners of Yew Tree Farm built a kitchen extension in the 1990s which encroaches upon the existing public footpath. We are in the process of selling the house at the moment and this issue has been raised by the purchasers’ mortgage provider, who are reluctant to lend until the footpath is formally diverted.Moving the footpath to the location provided would be preferable for future owners as it offers a greater level of privacy and security, as currently the footpath runs straight past the kitchen window, across our driveway and through the children’s play area.

The existing footpath also runs over the location of our private spring water source, which we (and future owners) need to carefully maintain as it’s our only water supply. The ground around the spring becomes sodden and boggy in the winter when the water level rises; there are also a number of stones that protrude from the ground, in line with the watercourse. So, the proposed new location would likely work better for members of the public using the footpath as the ground is more level and firm there.
